Government legislation has placed a legal duty on home-owners or their agent marketing a residential property to prepare a Home Information Pack [HIP].

What must be in the Pack
- A Home Information Pack Index
- The Sale Statement - confirming the sellers name, the address of the property being sold, whether it is freehold or leasehold, and registered or unregistered land.
- An Energy Performance Certificate - this confirms on a scale of A to G, how energy efficient the property is.
- Evidence of the Title of the property
- Local land drainage and water searches
- Additional information for leasehold and commonhold sales
Optional Extras in the Pack
- A legal summary, often in the front of the pack, prepared by the solicitors acting for the sale of the property
- A Home Condition Report, including a Home Inspectors Report, and forms confirming information on boundaries, any disputes, notices, guarantees and details of planning and building regulations
- A Home Use Form, confirming what is being included in the sale of the property
